How do I view a property?

|
Viewings are conducted by calling our offices or completing the “online enquiry” form. Viewings will be arranged at a mutually convenient time as per your requirements and after obtaining access to properties. |

How do I reserve a room?
|
|
| A: |
|
If you would like to reserve a room, contact Ellbec who will send you an application form to complete. The application form requires you to provide guarantor details and your university course, upon Ellbec verifying these details we will write to you confirming that your room has been reserved. |

What furniture do I get in my room?
|
|
| A: |
|
Rooms have either single or double beds dependent upon the room size, plus fitted desk, fitted wardrobe, set of drawers, carpet, curtains, broadband (up to 16 Mb), TV point, quality door lock, notice board, mirror and chair. |

What cleaning equipment do I have access to?

| A: |
|
Within your property you have access to a washing machine, tumble dryer and a hoover. In addition Ellbec engage cleaners to clean the property on a regular basis. |

Can I decorate my room?
|
|
| A: |
|
If your room requires decorating Ellbec will undertake all painting and repairs. If you wish to wall fix a television or add additional shelving to your room please contact Ellbec who will undertake the work, depending on the requirement a cost may be charged. |

Will the house be clean when I move in?
|
|
| A: |
|
During each term holiday, Ellbec will engage cleaners to clean the whole of the property. Ellbec will also engage cleaners when any current tenants leave. |
|

Does the accommodation have phone and internet access?
|
|
| A: |
|
A phone is provided within the communal area, which allows you to make emergency calls and receive incoming calls. Access to high speed broadband (up to 16Mb) is also provided throughout your property with unlimited downloads. |
|

Is the house heated?
|
|
| A: |
|
All houses have gas central heating with a radiator in each room. The central heating can be programmed to turn on and off at certain times to suit the requirements of tenants. |

What is the length of contract you offer?

| A: |
|
We provide contracts for 44 weeks and 12 month terms, which are dependant upon the course students are undertaking, 44 week contracts begin from the start of September and finishing end of June. |
|

How and when do I pay my rent?
|
|
| A: |
|
Ellbec undertake a flexible approach to rental payments, which are based on the type of course students are on. Rent can be paid on a monthly basis, termly basis (i.e. 3 times per year to coincide with term times) or in one lump sum.
The payment of rent can be made by cheque, cash, standing order or online using debit/credit cards. |

What deposit do I pay?

|
We do not charge deposits. We request tenants replace any damaged or lost items prior to moving out of the premises. |
|

Can I terminate my contract early?
|
|
| A: |
|
Under exceptional circumstances you may wish to terminate your contract early. This is required in writing with 1 months notuce and is subject to a £100.00 re-letting fee, the room will then be re-advertised via various sources. Unfortunately, you and the guarantor are still held responsible for the rent and terms and conditions of the ongoing contract and these must be honoured until a suitable alternative tenant can be found. Once this has been completed, Ellbec will inform both yourself and guarantor when your liability has ended. |

Do I require a rent guarantor for my tenancy?
|
|
| A: |
|
We require in all circumstances that you appoint a guarantor to support your tenancy application; they will be contacted if your rent should fall into arrears. |
|

How do the bills work?
|
|
| A: |
|
Your rent covers all your bills, including: the cost of maintaining the building, fixtures and fittings, furniture, gardening, utilities bills, water rates, TV license in communal area only and broadband facilities. Council Tax is free providing you inform us of your student registration and course details. |

Will I need to pay a retainer over the summer holiday period?
|
|
| A: |
|
A retainer is a payment made by students to maintain the room during the summer holiday period (July to August). Ellbec will agree individually with tenants wishing to retain a room. The standard rate would be half rent over the summer holiday period. |
|

Can I renew an existing tenancy?
|
|
| A: |
|
A new tenancy agreement will be issued at the discretion of Ellbec and is subject to past behaviour, room condition, payment history etc. |

Can I smoke in the property?

|
Ellbec Ltd operates a Non Smoking Policy in all their Student Houses. The policy covers all areas within the Student House, both communal and individual study areas. Your cooperation in supporting our Non- Smoking policy is a requirement of your Tenancy. |

What about the Safety Certificates?
|

|
Every property has a valid gas safety certificate and this is checked every 12 months by a Corgi registered engineer. Fire extinguishers are checked annually together with the Fire Alarms and Electrical Certificates are valid for 5 Years. |

Is the house insured?
|
|
| A: |
|
Ellbec insure the bricks and mortar of the property and the fixtures and fittings supplied. All personal belongings that require insuring will be the responsibility of the tenant. To save on costs, some tenants will add their belongings to their parents' household insurance policy. |

What do Ellbec expect of their students?
|
|

|
Your property is situated within the local community and it is expected that all tenants respect local residents and act accordingly. Ellbec expects all students to abide by the University’s Student Code of Behaviour, with any students failing to meet this code of conduct being subject to disciplinary procedure. This code of behaviour covers areas such as:
• Excessive noise pollution.
• Disruptive or offensive behaviour.
• Threatening and/or aggressive behaviour. • Any form of sexual or racial harassment. |

The accommodation is unfurnished; the property includes a cooker, fridge, curtains/blinds, carpets, tiled floors or wood effect flooring. |

|
If you notice any problems with your accommodation or require any repairs at the property, contact our head office on 01704 880858. We will view the property to assess the repair and organise any works required. |

How do the bills work?

|
Your rent covers the cost of maintaining the building and providing the fixtures and fittings within the building. Bills are extra such as gas, electric, water and council tax. The gas, electric and water are on individual meters situated within the building. |

The minimum tenancy period is 6 months as per the 1988 Government Housing Act, following this 6 month period, tenants are placed on Assured Shorthold Tenancy contracts, which is the default tenancy for the majority of rented dwellings in England and Wales. |

How and when do I pay my rent?

Ellbec request tenants to pay their rent 1 month in advance, which is to be made on a monthly basis by standing order. |

Is there a service charge for the property?

|
In some cases it is likely that in addition to the basic rent a charge for services will be payable. This charge will be added to the basic rent which will form the total amount of rent payable and will account for any services provided by Ellbec including services such as gardening, caretaking, lighting, window cleaning etc. In all cases these charges will only apply where the service is received. Details of any services provided to you by Ellbec will be set out in a schedule and attached to your tenancy agreement at the time of signing. |

Allocated car parking spaces are available at a number of Ellbec residential premises, access to parking facilities is discussed when tenants view properties. |

Do I require any references?

We require full references to be carried out on all tenants applying for a property (and guarantor references in some cases). You must provide copies of your bank statements and employment details when filling out our application form. |
